Most of us buy a house using a help from real estate agent. It sure brings many benefits and agent can protect us from different scams and overpriced estates but you have to know few things about dealing with agents.
First of all, agents is just a person. Do not deal with him like with a machine - be nice, do not make fun of them etc. - but do not be too nice because he will lost respect for you. You should keep your agent close but on the professional distance - he is not your friend, he is there to help you and make his commision which he has to earn.
Knowing few basic tricks can help you save your money. The standar trick is to show you really beautiful house which is just a little bit out of your price range. The same tactic is used when you buy cars. You can often get a great deal on there 'out of you price range' houses so you may want to tell realtor that you budget is a little bit lower than it really is - in that case he will show you houses exactly in your price rang.
The risk of buying a property on the market you are not familiar with can be also risky. For example, I'm very familiar with Slovenia real estate market but I do not have a clue about Russian real estate market. Because you are not familiar with the market you should take some time and find out as much as you can about the market from different sources.
